Terms and conditions of rental
The contract
The contract is binding when SCHULTZ FERIEHUSE has received the
advance payment. The contract covers the whole of the house,
including all inventory and accessories. Access to the house is
from 3 pm on the day of arrival. Guests must pay on departure for
the energy they have used. Otherwise an additional fee of DKK 75.00
will be charged and the bill sent by post.
The house must be left clean and vacated by 10 am on the date of
departure (9 am if cleaning is ordered).
Payment
The first instalment is 25% of the total rent, with a minimum
payment of DKK 1,000.00. This must be paid within 10 days of the
order being placed.
The second instalment must be paid 6 weeks before arrival.
Contracts entered into less than 6 weeks before arrival must be
paid in full immediately.
A handling charge of DKK 110.00 per contract is paid along with
the first instalment.
Deposit
The owner reserves the right to demand a deposit of a maximum of
DKK 1,825.00. If the house, including all its contents, is clean
and orderly, the deposit will be transferred back to you two weeks
after departure.
Number of people
The number of people staying in the house is strictly limited to
the number stated in the catalogue. Tents and caravans are not
permitted on the site. If pets are permitted in the house, only one
will be allowed (unless otherwise agreed with Schultz Holiday
Homes).
NOTE: We do not rent holiday homes out to groups of young
people.
DAMAGE
You are obliged to leave the house tidy. Prior to departure, you
must make sure that the house is clean and tidy. You are
responsible for the house and all its contents and accessories
during your stay. Any damage must be reported to SCHULTZ FERIEHUSE
immediately. The house and all of its contents are covered by fire
insurance but there is no personal injury or property
insurance.
Complaints
Schultz Holiday Homes must be notified of any complaints
immediately. No complaints are accepted after departure. Schultz
Holiday Homes is not responsible for any misprints or other errors
in the catalogue. All distances given (to beaches, shops and
restaurants) are as the crow flies.
Insects
The holiday homes are in the countryside, close to beaches and
forests. You will therefore encounter insects, including wasps,
ants and earwigs.
Noise
Everyday life in the area may include noise from construction work,
aeroplanes and traffic. We are sure our guests will understand that
this is not something for which Schultz Holiday Homes can be held
responsible.
Provisos
If this contract is entered into more than four months before the
rental period, Schultz Holiday Homes is entitled, in the event of
price rises, tax increases or changes in exchange rates, to raise
the rent proportionally, on production of corroborating
documentation. You may terminate the contract immediately in the
event of force majeure - war, strikes, epidemics, etc.
Legal disputes
Any legal disputes will be settled in court in Varde and will be
subject to Danish legislation.
Cancellation due to illness/accident
The tenant may opt to add the right to cancel the contract free of
charge, on payment of a fee amounting to 4.5 % of the total rent
(but min. €21.00). This additional right must be included in the
finalised contract. The right to cancel the lease free of charge
can only be exercised if one of the registered participants
provides documentation in the form of a doctor's certificate,
proving they are unable to go on holiday during the period
stipulated in the contract. Holidaymakers with chronic diseases,
pregnant women, and people over 75 years of age, are not eligible
to exercise the right to cancel free of charge, regardless of
whether other registered participants have paid fees for this; nor
do any of the other participants on the same contract have the
right to cancel free of charge if one of the aforementioned
excepted persons obtains a doctor's certificate. The fee for the
right to cancel is non-refundable and the medical certificate must
be submitted to Schultz Holiday Homes at the latest three days
before the arrival date.
Fees for changing/cancelling the contract
Before Schultz Holiday Homes has received the first instalment: no
fee.
From receipt of first instalment and up to 70 days before
arrival:
10 % of the rental amount (minimum DKK 375.00)
From 69-40 days before arrival: 25 % of the rental amount (minimum
DKK 375.00)
From 39-14 days before arrival: 80 % of the rental amount (minimum
DKK 375.00)
Less than 13 days before arrival: 90% of the rental amount (minimum
DKK 375.00)
